4. To permit, commit, or suffer no waste, impairment or deterioration of s:iid property, or any part thereof, and upon
the failuro of thc mortgagors to keep the buildings on said p~perty in good rnndition of repair, the Association may demand the
immediate repair of said buildings or the immediate repayment of the debt hereby scrured, and the failure of the mortgagors
to rnmply writh said demand of the Associ.ltion for a period of Thirty (30) days, shall constitute a breach of this mortgage,
and, at the option oE the Association, immediately mature the entire amount of principal and interest hereby secured, and the
Association, immediately and without notice, may institute proceeclin;s to foreclose thu mortgage and applv for the appointrncnt
of a Receiver, as hereinafter provideci.
5. This mortgage c~tract provides for additional advances which may be made at the option of the association and
secured by this mortgage. and it is agcced that in the event of such advances the amount may be added to the mortgage debt
and shall increase the unpaid balance oE t6e note hereby secured by the aawunt of such advance and sball be a part of said
note indebtedness under all the terms of said note and this contraM az fully as if a new such note and oontraM were exeruted
and delivered. M additionaJ advanoe agreement may be given and accepted for such advance and provision may be made for
ciifferent monthlv payments and a different interest rate and othere~cpress modifications of tbe rnntraM, but in all other res~ects
ihis contract shall remain in full force and effect as to said indebtedness, including all advances.
8. If any of the sums of money herein referred to be not promptly and fully paid within Thirty (30) days next aker
the same severally come due and payable, or if each and every the stipulations, agreement, conditions, and covenants of said
promissory note and this deed, or either, are not d~ily performed, complied with and abided by, the aggregate sum menti~ed
in said promissory note and any other amount or amoants added to the mortgage indebtedness imder ibe terms of thit mortgage
shall become due and payable fortbwith or ihcreafter at the option of the Association, as fiilly and completely as if said aggregate
sum of maney was originally stipulated to be paid on such day, anything in said promissory note or herein to the conirary not-
wit}~standing.
7. To deliver to the Assoeiation, on or before :1larch 15th, of each ye~ar, tax receipts evidencing the payment of all 1a~•-
fully im~ taxes for the preceding calendsu year; to deliver to the As.cociation receipts evidencing the payment of all liens
~ for pub ~mprovements within ninety (90) days after the same shall hecome due and payable, and to pay or discharge within
ninety (90) davs after due date, any and all governmental levies that may be made on the mortgaged property, on this mortgage
or note, or in any other way msulting from the mortgage indebtedness sc~:~red by this mortgage.
