Purchaser, by aceepta~ce ~nd executian of ttiis Receipt,
ac}:nowledges that this purchase of a condominium unit at OCEAN
VILLIIG~ OF 11UTCHIi~S0t7 ISL~I2JD is subject in every respect to the
Oeclar~tion of Condominium as to the condominium in which his unit
is located and ~xhibits attached thereto, inclnding but not limited
to (F~hether the same are attached to the Declaration or refcrred to
therein), the IIy-La~~s of the Association, Articles of Incorporation,
the Rules and Regulatiot~s, copy of projected onerating budget, copy
of sales brochure and floor plan af apartment purcliased by Purchaser,
and all Amendments to the aforesaid Declaration and Exhibits and the
Articles o~ Incorporation, By-Laws and Declaration of Covenants and
Restrictions ot the Property o~aners' Association; and Purchaser
further acknocaledges receipt of and reading and er.amination of said
Declaration, its Exhibits, and buzget, sales brochure a~d floor plan,
and acknow]~edges that each and every provision of the foregoing is
essential to the successful operztion and managemenz of tne Condo-
minium property and is in the best interests and for the bznefit of
all the owners therein. Purchaser and all owners af parcels in the
aforedescribed Condominium covenant and agree to abide by each and
~ every provision of said DecZaration of C~ndominium and Exhibits
attac:~ed thereto. Purchaser hereby ratifies and con€irms and approves
all of the terms and orovisions of said Declaration ~of Condominium
and Exhibits attached thereto, and agrees that the assessment under ~
the Yroperty O~,mers' Association documents referred to above and the
provisions thereof are reasonable, fair and equitable, and said Pur-
chaser acknoe,~ledges and confirns that the Declaration of Covenants
and Restrictions of the Propzrty O:aners` associati.on has encumbered
and inpressed a lien upon the Condominium parcel-being conveyed to
Purchaser, as security for his o~Iigations un~er the sa~d ~eclara-
tion ox Covenants and ltestrictions of tne Prop~r i:y ^vtY,~ers' Associ~ •
tion and said Purchaser assumes the obligations as to the Progerty
Owners~ Association as to his condominium parcel. Purchaser confirr.?s
- that all ~~arranties, representations and inducements if any, are as
contained in the aforesaid Declaration of Condominiu:n ar_d E::hibits
attached thereto, and the cor~,mon expenses and the sur,?s due under the
Propert}? Owners' Association and other charges are estir~ated only.
No ~~arranty or guaranty is made or intended, nor may one be relied
except where the same is specifically caarranted or guaranteed in
said Declaration of Condominiutr. and the.Exhibits attached thereto.
