' . ~ RECCIPT, ACK~JOtVLCOGt1CNT, ASSUtIPTIOV AND ACCF.PTII~ICC 3Y PURCI:AS~R Purchaser, by ttcceptance and execution of this Receipt, acknowledqes that thiG purchase of a condominium unit at OCEAN VILLI\GC OF IIUTC~IIt~SOPJ ISLAtJD i~ sub~ect in every respect to the Declaration of Condominium as to the condominium in wt~ich his unit is loc~ted and ~ahibit~ attached thereto, including but not limited to (~~~hether the sar.ie are attached to the Declaration or referred to therein), the By-La~vs of the Association, Articles of Incorporation, the Rules and ReguZations, copy af projected oneratinq budget, copy of sales brochure and flaor plan of apartment purch~sed by Purchaser, and all Amendments to the aforesaid Declaration and Exhibits and the Articles of Incorporation, IIy-Laws and Declaration of Covenants and Restrictions of the Property Owners' Association; and Purchaser further acknowledges receipt of and reading and er.amination of said Declaration, its Exhibits, a~d budget, sales brochure and floor plan, and acknowledges that each and every provision of the foregoing is essential to the successful operation and management of the Condo-- minium propzrty attd is in the best interests and for the benef it of aIl the owners therein. Purchaser and all otaners of parcels in the aforec~escribed Condominium covenant and agree to abide by each and every provision of said Declaration of Condaminium and Exhibits attached thereto. Purchaser hereby ratifies and confirms and approves all of the terms and vrovisions of said Declaration .of Condominium and Exhibits attached thereto, and agrees that the asse$sment under ' the Prop~rty Ocvners' Association documents referred to above and the provisions thereof are reasonable, fair and equitable, and said Pur- chaser acknoc~ledges and ~onfirris that the Dec~.aration of Covenants and Restrictions of the Prop~rty O:oners' Association has encumbered and irapressed a lien upon the Condominium parcel being conveyed to Purchaser, as security for his obliya~ions under the sa~.d Declara- tion of Covenants and Restrictions oi tne Propercy ~.Yi,crs' As~~F~a•- tion and said Purchaser assumes the obligations as to tt~e Property 1 Owners' Association as to his condominiun parcel. Purchaser confircns ~ that all warranties, representations and inducements if any, are as ~ contained i~ the aforesaid Declaration ot Condominium and Exhibits ` attached thereto, and the common expenses and the sums vue under the Propertl~ Owners' Association and other charges are estiraated onZy.
