In the event the Mortgagor conveys the premises herein described, a*;,

or any part thereof, or pledges, hypothecates, mortgages, or other- <.~,i

wise encumbers same, without first having obtained the written can-
sent pf the Mortgaqee, then and in that event the Mortgaqee, at its _
option, may immediately or thereafter declare the indebtedness secured
hereby due and payab2e without notice or demand.
25. SURVIVAL OF ALL PROVISIONS OF COMMITMENT T~ LETTER:
The Mortqagor and Mor~gagee agree that the provisions of the
Commitment Letter between the Mortgagor and Mortgagee are incorporated
herein by referenee and made a part and parcel hereof and shall sur-
vive the Loati Closing and execution of this Mortqage Deed, and that

each and every one of the obligations and undertakings of the Mort-

gagOr set forth in said Commitment Letter shall be continuing obli-
gations and undertakings and shall not cease until the entire Loan,

together with all interest and fees due thereon and any other amounts

which may accrue pursuant to the terms of the Commitment Letter and
loan documents executed purauant thereto, shall have been paid in
full, and until the obligations and undertakings of the Mortgagor

Mortqagor acknowledges and agrees that this Mortgage shall be
