Whenever GENERAL DEVELOPMENT CORPORATION, its successors or assigns, shall notify ihe undersigned in writjng at the address indioated below (or at such other address as may be desig- nated by the undersigned from time to time) thart the said premises cve not in a reasonable state oi appearcmoe amd repair aonsistent with the general appearance cu~d state o1 repair ot other properties ~ within the immediate vicinity, the undersigned agrees to accomplish the required repairs, maintenance. etc., set iorth. in smd notive within 15 days aiter receipt oi same. 2_ If ihe undersigned shall fail or refuse to accomplish the required repairs or mainien~ce, ~ etc., within the presc~ibed time, GENERAL DEVELOFMENT CORPORA7'ION, its successors or assigns, acting by cmd through ifs duly authorized agents may come upon the premises tor the purpose ot doiny ihe necessary wor1~. Provided, however, that such wort shaB be limited to lawn c,u~d yard maintenance to prevent an overgrown or unkempt ap{~~ce, atid to painting and minor repairs to the exterior oi ~ the~building or buildings, situated on fhe premises in order to prevent an unsighily or unsale ca*~dition. 3. As to cmy eosts or expenses incurred by GENERAL DEVELOPMENT CORPORATION, its suc- cesscrs or assigns, in br~nqing about cmd accomplishing the wort reterred to in the notice, 1he under- signed agrees to make pa}'ment thereo! within 10 days atter demcmd. Provided,. however, that demand ior payment shall not exceed actual oosta or expenses incurred. 4. In the event that the undersigned shall tail or reluse to mate payment oi the actual costs or ~ expenses incurred, then, clnd in that event only, GENERAL DEVELOPMENT COAPORATION, its suc- ~ tessors or assigns, may undertake coliection of the sum which the undersigned is obligated to pay i hereunder, together with all c~oets of eollection includinq a rea.sonable attomey's fee.
