TOGETHER with all and singular tenements, hereditaments, appurtenances, easements, ripa~isn and othef
rights, and all structures and improvements now and he~eafter on said realty a~d the fixtures attached '
thereto, and all renu, inc~me, revenues, issues, proc~eeda and profits aaxuing and to accrue from said
premises, including specifically, but not by way of limitation, all gas, steam, electric, water and other '
heating, cooking, refrigerating, air oonditioning, lighting, plumbing, ventilating, iRigating and powerunits, l
appliances and systems, all fences, and all shrubbery and trees of any nature now growing or that may ~
hereafter be planted o~ grown thereon, and all fixtures and appurtenanc~s which now a~e or may hereafter ~
pertain to or be used with, in or on said premises, even though they may be detached or detachable, all of
which is hereinafter designated Property, TO HAVE AND TO HOID SAID PROPERTY unto the '

And MORTGAGOR hereby covena~ts and agrees:
1. To pay all and sin~la~ the taxes, govemmental assessments and levies on said p~operty at least thirty
days before same become delinque~t; to pay all and singula~ the other liabilities, obligations and
encumbrances of every nature on the Property when due and payable, and before same beoome delinquent;
to pay when due all and singular the principal and interest and other wms of money due by virtue of, and
to perfom~, oomply with and abide by all and singular the conditions, stipulations, a~eements and
covenants contained in said promissory no~e or this mortgage. '
~ 2. Mortgagor is indefe~asibly seized of the Property, in fee~ simple, and has fuU power and lawful right to
~ convey same, and will make wch funher assurances to perfect the fee simple title to same in Mortgagee as
may be reasonably required, and will defend the same against the lawful claims of all persons whomsoever
~ that same is free and clear of all e~cumbrances, and the Mortgagor does hereby fully wa~rant the title to
~ same.
~ 3. To place and continuously keep and carry upon the Property policies inw~ing against loss tr~y fire,
~ windstorm ~nd Such other hazards and cawalties, in wch amounts, and in wch fomn as Mortgagee may
require, issued by a vompany acoeptable to Mortgagee; said policies shall be delivered to, and held by
~ Mortigagce, making loss under said policies payable to Mortaagee as its interest may appear to pay alt
premiums due or becoming due thereon; not less than ten days in advance of the expiration of each policy,
; to deliver to Mortgagee a renewal thereof, together with a receipt for payment of the renewal premium; in
i the event any wm of money becomes payable under said policy or policies, Mortgagee shall have the option
~ to ~eceive and apply the rame on account of the payments last payable on the indebtedness secured hereby,
~ or to permit Mortgagor to receive and use raid wms, or an}~ part thereof, for other purposes.
€ 4. To pay to Mortgagee, at least ten days before same become due, any premiums due or to beoome due
~ on any polic;~ or instrument of mortgage guaranty inwranoe required by Mortgagee as a condition or
; prerequisite to the making of tfie toan hereby secured. ~

~ 5. To pay to Mortgagee upon demand wch wms as in discretion of Mortgagee may ~easonably be required
~ from time to time to secure payment of insurance premiums, ta~ces and special assessments next ooming due
, on Property. Such wms shall be heid by Mortgagee and applied towa~ds payment of wch premiums, taxes
~ and special as~etsments, but need not be seg~egated other than upon the books of aocount of Mortgagee.
~ 6. To pay, before the expiration of the yraoe period therein provided, all premiums due or to become due
$ on any policy or policies of life inwrance, either presently or hereafter assi~ed or pledged to Mortgagee as
: 'additional se~;urity for the payment of, or in connection with, the indebtedness hereby secured, and to
