within sixty (60) days after said plans and specification _
have been submitted to it, or in any event, if no suit
to enjoin the addition, alteration or change has been
commenced prior to the completion thereof, approval will ~
not be required and this Article will be deemed to have .
been fully complied with.
Section 2. Variances. The Board of Directors
of the Association or the environmental committee appointed
by the Board may, with the approval of the City Council
of the City af Port St. Lucie, approve variances to the
requirements of Article X, Section 2.
ARTICLE VII
EXTERIOR MAINTENANCE
Section 1. Exterior Maintenance. In addition
to maintenance upon the Common Properties, as well as
the area outside af the lot or outside of Unit Owner's
exterior walls, i.e., trees, shrubs, grass and walks,
the Association shall provide exterior maintenance upon
each Lot and Living Unit which is subject to assessment
under Article V hereof, (limited to normal maintenance
; not caused by abuse or damage) as follows: paint exterior
~ building s~rfaces and other exterior improvements such

~ as trellis, gates, ect. -This specifically but necessarily

? exclusively excludes roof maintenance. In connection '

~ with the services set forth above, there is hereby reserved -

~ unto the Association the right to enter upon each and -

~ every lot for said purposes. The unit owner may enter

into separate agreements with the Association or other
~ managing companies for additional maintenance services.

Section 2. Assessment of Cost. The cost of
