AMENDMENT
DECLARATION OF COVENANTS & RESTRICTIONS
THE VILLAS OF SANDPIPER BAY UNIT ONE
WHEREAS, GENERAL DEVELOPMENT CORPORATION, (hereinafter
referred to as "General"), a Delaware corporation authorized to
do business in the State of Florida, has caused to be recorded
a Declaration of Covenants and Restrictions for the subdivision
known as "THE VILLAS OF SANDPIPER BAY UNIT l, said Declaration ~
of Cavenants and Restrictions dated the 3rd day of September,
1975, recorded in O/R Book 243, Pages 2000 to 2019 of the Public
Records of St. Lucie County, Florida, and,
WHEREAS, General has incorporated under the laws of the
State of Florida, as a non-profit corporation, the Villas of
Sandpiper Bay Property Owners' Association, Inc. (hereinafter
referred to as "Association"), for the purpose of exercising the
functions as set forth in said Declaration of Covenants and
Restrictions, and,
WHEREAS, General is the fee-simple title holder of alI
lots or parcels in said subdivision and,
WHEREAS, by resolution adopted at a special meeting of
the Board of Directors of the Association, called in accordance

~ with the Bylaws, and pursuant to Article V, Section 4 of said

; Declaration of Covenants and Restrictions, the following amendment
I -

~ l. The above-stated facts as recited are true and ~

affirmed.

~ 2. Article V, Section 4, is hereby amended to read
~ as follows:

"Section 4. Basis and Maximum of Monthly Assessments.

2 From the date of commencement of monthly assessments
4 . until the year beginning January 1, 1977, the monthly
