THIS WARRANTY DEED Made this day of ~-'CF1ti~~'\ , 1975,
by BEACH CLUB DEVELOPMENT CORP., a Florida corporation, whose address
is 1101-1401 Brickell Avenue, Miami, Florida, 33131 ("Grantor"),
to HUTCHINSON ISLAND CLUB, INC., a Florida corporation ("Grantee"),
whose postoffice address is 47 West Forsyth Street, JacksQnville, p~

Grantor, for and in consideration of the sum of $10.00
and other valuable considerations, receipt and sufficiency o~
which is hereby acknowledged, by these presents does grant,
bargain, sell, alien, remise, release, convey and confirm unto
Grantee the following property (the "Property"):
(a) Al1 that certain land (the "I,and"~ situate in
St. Lucie County, Florida , more
particularly described in Exhibit A annexed hereto and made
a part hereof for all purposes; ~
(b) All improvements of any nature whatsoever situate
on the Land;
(c) All rights, privileges, tenements, hereditaments, .
rights-of-way, easements, appendages, appurtenances, reversions,
remainders, riparian or littoral rights, belonging or in anywise
appertaining to the I,and and any improvements thereon; and
(d) All right, title and interest of Grantor in and to
any streets, ways, alleys, strips or gores of land adjoining
the Land.
TO HAVE AND TO HOLD the Property in fee simple forever
subject to the matters, if any, set forth on Exhibit A.

AND Grantor hereby covenants with Grantee that subject ' :

~ lawfully seized of the Property in fee simple; that Grantor
~ has good right and lawful authority to sell and convey the
f Property; that Grantor hereby full.y warrants the title to the

from.all encumbrances.
TSIS Warranty deed is an absolute conveyance of Grantor's

not intended as a mortgage, trust conveyance or security
of any kind. The consideration~tlierefor, in addition to ;
that set forth above, is full release of all debts, obligations
and charges heretofore subsisting on account of and by the
terms of that certain security instrument recorded in
~ Official Records Book 226, page 2942, public records of St.
~ Lucie County, Florida, _ • ~
this conveyance completely satisfying said obli ations and ~
terminating said security instrument and the note or notes '
secured thereby and any effect thereof in all respects. "
