the following additianal terms ana conditions shall govern this ~
Agreement:
1. Buyers hereby covenant and agree to pay all

taxes, assessments or impositions that may be Iegally levied or i
imposed upon said property beginning an the date of this Agreement,
e

and thereafter, and to ~sintain required insurance. Sellers warrant ~
and represent that as of,the date of this Agreement, there are no out- ~
standing confirmed, certified or ratified special assessments, nor are
there any ~uCstanding real property taxes, except those accruing for
1975. Sellers agree to pay their pro rata share of said 1975 taxes.
Buyers shall make all tax payments and payments of assessments when due
throughout the term of this Agreement and shall tender proof to Sellers
of the payment of said taxes and/or assessments when made. In the eveat
that any taxes, insurance, mortgage payments or assessments are not paid
by Buyers within thirty (30) days after same becomes due without discount,
Sellers shall have the option to make any such tax, insurance, mortgage or
assessment payments on behaZf of Buyers and Sellers shall render a statement
to Buyers for any of said taxes or other payments so paid and any such, ~
statement so rendered shall be due and payable by Buyers to Sellers

within ten (10) days after the rendering of such statements. ~

2. Sellers shall furnish and pay for the costs of a
title insurance policy in the total amount of the purchase price to

be prepared by a reputable tftle insurance company selected by Sellers • '

and issued in the name of the Buyers within thirty (30) days after the '

final closing and paymen~ by Buyers of the balance of the total amount !

of the purchase price and the tendering by Sellers of the general
Warranty Deed. Title as reported thereon shall be set forth as
~ described herein. ,
3. In case of failure of Buyers t~ make any of said
payments or any part thereof, or to perforai any of the covenants on
Buyers' part hereby made and eatered into this Agreement, at the option
of the Sellers, shall be terminated and Sellers shall retain all payments
