(d) Borrower takes such action as I,euder may reasonably require to assure that the lien of this Mongage. Lender's interost
in the Propehy aad Bomower's obligation to pay the sums securcd by this Mortgage shall conti~ue unimpaired. Upon auch
payment and cure by Borrower. this Mortgage and the ot?ligations secured hereby shall remain in full force and effoct u if
no accckmtion had occurted.
20. Ase~eit ot Reab; Appointweet of Recelver. As additiooal security hereunder. Borrower hercby assigns to
I.ende~ tfie rents of the Property. provided that Borrower shall, prior to acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to rnllect and retain such rents as tbey becocne due and payabk.
Upon accekrs~tion under puagraph 18 hereot or abandonment of the Pmperty. Lender shall be entided to have a
roceiver appointod by a court to ente~ upon. takz possession of and manage the Property and to colkct the nnts of the
Property, including those p~.st due. All rents collxted by the receiver shall be applied 6rst to payment of the costs of
management of the Property and collection of rents, including, but not limited to. rooeiver
s fee.s. premiums on receiver's
~ornis and reasonabk attorney's foes, and then to the sums socured by this Mortgage. 71~e ru~iver shall be liable to account
only for those rents actually roceivod.
21. Ftitw~e Ad~a~ces. Upon request by Borrower, Lender, at l~nder's option within twenty years from the date of this
Mortgage. may make Future Advances to Borrower. Such Future Advances. with interest theroon. shall be secured by this
Mort$age when evideaced by promissory notes stating that said notes aee secured hereby. At no time shall the principal
amount of the indebtodness socured by this Mortgage. not including sums advanoed i accordanoe herowith to protect the
