to observe and to perform his obligations urtder the
Declaration, including but not limited to the payment
of assessments for the maintenance and operation of
the apartment and condominium.
The mort~agor covenants that it and the association
responsible for the operatio~ of this condominium wiil
observe all of the provisions of the Declaration of
Condominium which is above described, and of the Condominiu?n
Act, and will perform their obligations under such Declaration
and Act; and a failure to do so which is not cured within 30
days after notice given by the mortgagee to the mortgagor and
the association shall constitute a default under this mortgage.~
