in the amount of $ 300.00 for the month of January, 1975
is hereby acknowledged. Said rental shall be payable at the
banking house of the Lessor or at such other location as the
Lessor may direct in writing. Failure to make any payment within
thirty (30) days of the due date shall constitute a default and
in such event the Lessor shall have the riqht to terminate this
Lease. If the Lessee shall remain in possession of the leased
premises at the expiration of the term of this Lease, such possession
shall be as a month-to-month tenant. During such month-to-month
tenancy, rent shall be payable at the same rate as during the
term of this Lease, and all provisions of this Lease shall be
~ applicable.
2. If after expiration of the term of this Lease the
Lessor desires to negotiate a new Lease with a prospective new
tenant, the Lessor shall first offer in writing to lease the above
described premises to the Lessee upon the same terms and conditions
as proposed to the prospective tenant. If such offer is not
accepted by the Lessee within thirty (30) days after receipt
thereof, the Lessor may lease the above described premises to
~ the prospective tenant or his_assigns,within a period of thirty

! (30)-days beginning at the end of the aforesaid thirty-day offer.

~ In the event the proposed Lease is not conswmnated within the

~ aforesaid thirty-day period, or if the Lessor subsequently desires

~ to negotiate a new proposed Lease with a prospective tenant,
~ ~ ~
~ the Lessor shall again offer in writing to lease the above described
~ premises to the Lessee as heretofore stated.

; 3. Lessee shall, at all times during the term of this

` Lease, at its own expense, put and maintain in thorough repair and
~
= in good and safe condition the interior of all buildings and

~ ~ improvements on the leased premises. The Lessee shall maintain in
