thorough repair and in good and safe condition the parkinq Iot and j
the exterior, including the roof, of all buildings and improven~nts
on the leased premises. Upon termination of this Lease, the Lessee
shall yield up the premises to Lessor in as good cond3.tion as
presently exists, loss by fire and other casualty and ordinary
wear excepted. ~
4. No alteration, addition or improvement to the leased
premises shall be made by the Lessee without the written consent
of the Lessor. Any alteration, addition or improvement made by
the Lessee after such consent shall have been given shall become
the property of Lessor; provided, however, that any removable
fixtures shall remain the property of the Lessee who may remove
the same upon termination of this lease. Any damage occasioned
to the premises by the removal by Lessee of such fixtures shall
be repaired promptly at the expense of Lessee.
5. Lessor may enter upon the leased premises at any
reasonable.time for the purpose of examining the condition thereof,
but such right shall not be exercised in a manner to interfere
unreasonably with the business of tY~e Lessee.
6. In addition to the rental provided fcr in Item 1
hereof, Lessee shall pay all real estate taxes on the leased

i premises and shall pa~ all speciaZ taxes and assessments for the
~ improve~nt and betterment of said property of every kind.and
~ nature.

~ 7. Lessee will pay for all electricity and water used on ~

~ the leased premises. ~
~ 8. Lessor, at the expense of Lessee, shall maintain in

~ force public liability insurance naming Lessor and Lessee as
~ insureds, in a sum not less than $300,000 for any one accident
~
; and not less than $100,000 for any injury to a single person. In

~ addition, Lessor, at the expense of the Lessee, shall maintain in
