11. This lease shall be subject and subordinate at all
times to the lien of mortgages which hereafter may be made a
lien on the leased premises. Although no instrument or act on
the part of the Lessee shall be necessary to effect such subordina-
tion, the Lessee shall, nevertheless, execute and deliver such
further instruments subrogating this lease to the lien of any
such mortgages as may be desired by the mortgagee. The Lessee
hereby appoints the Lessor its attorney-in-fact, irrevocably,
to execute and deliver any such instrument for the Lessee.
12. If the Lessee shall perform all and singular the
covenants herein imposed upon it, Lessor shall, subject to the
reservations and condtiions of this Lease, warrant and defend
Lessee in the enjoyment and peaceful possession of the premises
during the term hereof.
13. The Lessee may assign this Lease or sublet any portion
of the leased premises only with the written consent of the Lessor.
In the event of such assignment of sublease, the Lessee shall
remain primarily liable for the payment of the rent herein reserved
and for the performance of all of the other terms of this lease
required to be performed by the Lessee.
14. The Lessee shall pay and indemnify Lessor against all
i legal costs and charges, including counsel fees, lawfully and

~ reasonably incurred in enforcing any covenant of the Lessee

~ contained herein. ~

1 15. Any notice required to be given or made hereunder ~

shall be deemed effective if mailed to the Lessor at Post.Office ~
Box 8, Fort Pierce, Florida, and if mailed to Lessee at 706 South

~ 6th Street, Fort Pierce, Florida.

~ 16. This agreement represents the entire understanding of •

the parties and no modification thereof or additions hereto have ~
