enforcing Lende~'s remedies as provided in paragraph 18 hereof. including, but not limited to, reasonabfe attornoy's foes; and
(d) BoROwer takes such action as I.ender may reasonably requirc to assure that the lien of this Mort~age. Le~der'a interat
in the Property and Borrower's obligation to pay the sums securcJ by this Mortgage shall continue unimpairod. Upon such
payment and cure by Bornower, this Morigage and ihe obligations secured hereby shall remain in fuU foroe and effect as if
0o acceleration had occurred.
20. Asi~ameet nt Rent~ AppoiMa~eat of Recelver. As additional security hereunder. Borrower hereby assigns to
Lender the rents of the Property, provided that Borrower shall, prior to accekration under paragraph 18 heteof or abandoa-
ment of the Pr+operty, have the right to collec~ and retain such rents aa ihey become due and payabk.
Upon acceleration under paragraph 18 heroof or abandonment of the Property, l.ender shaq be entitled to have a.
receiver appoi~tai by a court to enter upon. take poasessio~ of and manage the Property and to colket the rents of the
Propeny. including thoae past due. All rents collxted by the roceiver shall be applied first to pnyment of the coats of
management of the Property and collection of rents, i~ciuding, but not limited to, r~eiver's feas. prcmiums on receiver's ~
bonds and reasonable attomey's fces, and then to the sums secured by this iriongage. 'il~e receiver shall be liable to account
only for those rents actuaUy roceived.
21. Fnture Adra~ Upon request by Borrowe~. [.ender, at Lender's option within twenty years from the date of this
Mortgage. may make Future Adva~ces to Borrower. S~uch Future Advances, with iaterest theroon. shall be secured by this
Mortgage when evidenced by promissory notGC stating that said notes are socured hereby. At no time shall the principal
amount of the indebtedness socured by this Mortgage. not including sums advance:d in accordance herewith to protect the

22. Rdea~e. Upon payment of aU sums secured by this Mortgage, Lender shall release this Mortgage without charge
to Borrower. Borrower shall pay all costs of recordation. if any. -
23. Aftorney's Fees. As used in this Mongage and in the Note, "attorney's fees" shall include attorne~'s foes, if any,
which may be awarded by an appellate court.
