Granteee pro rata share oi such_maintenanco ehall be ia pro-
portion that the total number oi aquare feet oi floor apace in
the owned premiaes bears to the total number of square feet of
floor space in the entire building, but in no event shall the
cost to Grantee exceed a reasonable amount during any year. Any
paymente due Grantor ior maintenance, insuraace and taxes of the
common areas shall be paid by Grantee within ten (10~ days after
Grantee is billed~ in writing by grantor.
