MORTGAGOR FURTHE~t AGREES: -
1. To make all paymenta required by that note and this mortgage promptly when due.
2 To pay all taxes, assesamenta, liens and encnmbrances on that property promptly when due. If
theq are not prnmptly paid, the Mortgagee maq psy them without waiving the option to foreclose, and such ~
payments, with interest thereon fmm the date of p~?yment at the same rate as apecified in .that note, ahall
also be aecured by this mortgage. -
S. To commit, pernnit, or suffer no waste. impairment or deterioration of the mortgaged property.
I~ ~ 4. To pay all expenses r~asonablq incurred by the Mortgagee becauae of failure of the Mortgagor
to comply with the agreements in that note or thia morfgage. including reasonable attorneys' fees. The coat
E thereof, with interest thereon from the day of payment at the same rate as specafied in that note, shall also _
~ be secured by this_ mortgage.
If sny payment provided for in that note ia not paid Nrithin 30 days after it beoomes due, or if any
agreement in this mortgsge other than the agreement to make the payments is breached. the entire unpaid
principal balance of that note shall immediatelq beccwme due at the option of Ehe Mortgagee, and the Mort-
gagee may foreclose this mortgage in the manner provided by law, and hsve the mortgaged property sold to
satisfy or apply on the indebtedness hereby aecured. -
6. The rents and pm8ts of the mortgaged prnperty are also hereby mortgaged, and if proccedings
to foreclose this mortgage shsll be instituted, the oourt having jurisdiction thereof may appoint s receiver of
the mortgaged property and apply those rents and profits to the indebtedness hereb3• secured, regardlesa of
the aolvency of the Mortgagor or the adequacy of the aecurity. ~ ~
