DdORTGAGOR FURTHEIt AGREES: -

theq are not promptly paid, the Mortgagee msy pay them wlthout waiving the option to foreclose, and such

also be secured by this raortgage. -
3. To commit, permit, or suffer no waste, impairment or deterioratior~ of the~ mortgaged property.

! 4. To pay all expenses re.asonably_ incurred by the Mortgagee because of failure of the Mortgagor-
I to oomply with the agreements in that note or this mortgage, including reasonable attorneys' fees. The cost

~ 5. If aay payment provided for in that note ia not paid within 30 days after it becomes due, or if any
; agreement in this mortgage other than the agreeraeat to make the payments ia hreached, the . entire unpaid
~ principal balance of that note shall immediately become due at the option of the Mortgagee, and the Mor~
gagee may foreclose thia mortgage ia the manner provided by law. and have the mortgaged pr~nperty sold to
gatisfy or apply on the indebtednQSS hereby aecured.
6. The rents and profits of the mortgaged property are also hereby mortgaged, and if proceedings
to foreclose th~s raortgage shall be instituted, the oourt having jurisdiction thereof may appoint a receiver of
the mortga,ged property and ~pply those rents and proRta to the indebtedttess hereb3 secured. regsrdlesa of
the solvency of the Mortgagor or the adequacy of the security.
