MOBTGAGOR FUBTHER AGREES:
2. To make all paymenta required by thst note a~d this mortgage pramptly when due.
2. Ta pay all taxes, assesamenta. liens and encumbrances on that pmperty promptly when dae. If
theq are not promptly paid, the Mortgagee may pay them without waiving the option to foreclos~ and auch
p~yments, with interest thereon fmm the date oi psymeat at the. same rate as apecified in that note, ahall
also be secured by this mortgage.
3. To oommit, pern?it, or suffer no waste, impairment or deterioration of the mortgaged propertq.
4. To pay all expenses reaeonably incurted by the Mortgsgee .because of failure of the Mortgagor
; to oomply with the agreements in that note or thia mortgage, including reasonable attorneys' fees. The cost
~ thereof, with interest there~n from the dajr of payment at the same rate as apecifie~ in that note, shall also
i be secured bq this raortgsge. -
` 6. .If any payment prnvided for in that note ia not paid within 30 days after it becomes due, or if any
~ agreement in this mortgage other than the agreement to make the paymenta is breached, the entire unpaid .
~ principal balance of that note shall immediately beoome due at the opNon of the Mortgagee, and the Mor~
~ gagee may foreclose this mortgage in ,the manner pmvided by 1aw, aad-have-the mortgag~ed prnperty sold to
satiafy or sgply on the indebtedness hereby secured.
6. The rents and profits of the mortgaged property are also hereby mortgaged, and if proceedings
to foreclose thia mortgage shall be instita~ted, the oourt having jurisdiction thereof may appoint a receiver of
the mortgaged property and applq those rents and pm8ts to the indebtednesa hereb3• secured, regarflless of
the solvency of the Mortgagor or the adequacy oi the security.: .
