MOItTGAGOR FURTHER AGREES:
1. To . make all paymenta required by that note and this mortgage pmmptly when due.
~ 2. To pay all ~sxes, s~aessmenta, liens aad encumbrances on that propertq promptly when due. If
theq are not promptly psid, the Mortgagee may paq them without waiving the option to foreclose, snd such
payments~ with interest. thereon fmm the date of payment at the same rate as apecified in that mte, shall
also be secured by thia mortgage. ~
3. To oommit, permit, or suffer no waste. impairment or deterioration of the mortgxged property.
~ 4. To pay all expenses reasonably incurred bq the Mortgagee because of failure of the Mortgagor
~ to comply with the agreements in that note or thia mortgage, including reasonable attorneys' fce3. The oost
~ thereof, with intereat thereon from the day of payment at the same rate ae specified in that note, s~U also -
be secured bq this tnortgage.
6. If any payment provided for in that note is not paid within 30 days after it beoomes due, or if anq -
agreement iA this mortgage other th~n the agreement to make the payments i8 breached, i~he entire unpaid
- principal balance oi that note shaU immediately become due at the option of the Mortgage~ s~nd the Mort-
gagee may foreclose this mortgage in the manner providecl bq Iaw, and have the mortgaged property sold to
satisfy or ~pply on the indebtednesa hereby aecwRd.
6. The rents and profits of the mortgaged property are also hereby mortgsged, and if proceed~ngs
to foreclose this mortgage shall be instituted, the oourt having jurisdiction thereof may appoint a receiver of
the mortgaged property and apply those rents and pm8ts to the indebtedness hereb3 aecured, regardlesa of
the solvency of the Mortgagor or the adequacy af the aecurity. "
