MORTGAGOA FUATHER AGREES:
1. To make all payments required by that note t~nd thls mvrtgage promptly when due.
- 2. To pay sil taxes. as.~essments. liena su?d encumbrances on that pmperty promptlq when dee. If ~
they are not promptly p~id. the Mort~agee maq pay them without waiving the option to foreclose, and such
paymebts~ with interest thereon from the date of payment at the same rate as apecified in that note, ~ shall
also_ be secured by this mortgage.
_ 3. To commit, permit, or suffer no waste, impairment or deterioration bf the mortgag~ed property.
4. To . pay all expenses reasonably incurred by the Mortgagee because of failure of the Mortgagor
to complq with the agreements in that note or this mortgage. including .reasonable attorneya' fees. The cost
thereof, with interest thereon from the day of payment at the same rate as specified in that note, ahall also
i be secured by this mortgage. ~ -
6. If any payment provided' for in that note is nat paid within 30 days after it beoomes due, or if any
i agreement in this mortgage other than the agreement to make the p~yments is breached, the entire unpaid
~ principal balance of tha*, note shal! immediately be~.wme due at the ~ option of the Mortgagee, and tbe Mort-
~ gagee may foreclose this mortgage in the manner provided by taw. and-have the mortgaged property sald to

to foreclose this mortgage shall be instituted, the court having jurisdiction thereof raay appoint a receiver of
