Purchaser, by acceptance and execution of this Receipt,
acknowledges th.1t this purchase of a condaminium unit at OCEAN ~
V1LL71GC OF IIUTCfiItJS0:1 ISLIi:~D is subject in every res~~ect to the ~
Declar.~tion of Condominiu:~z as to the condominium in which his unit
is located and Exhibits attached thereto, including Vuk not limited ~
to (~~hether tt~e sar~e are att~chec3 to the Declaration or referred to ~
therrin), the ny-Lac~s of the As~ociation, Articles of Incorporation, ~
the Rules and Regulations,~copy of projectc~d operating budget, copy
of sales brochure and £loor plan o` apartment purchased by Purchaser, ~
and all llmendments to the aforesaid Declaration and Exhibits and the
Articles oF Incorporation, Ey-La~os and Declaration of Covenants and
Restrictions of the Pro~erty OGmcrs' Association; and Purchaser
further ac~:nowledges receipt of and re~eding and ex~~mination of said
Declaration, its Fkhibits, and bu~get, sales brochure and.floor plan, ~
and ac3:noc~Zedges that each and every provision of the foregoing is #
essential to the successful oper~tion and management .of the Condo-- _
minium propzrty and is in the best interests and for the bene£it of
all tt~e owners therein. Purchaser and all oc~ners of parcels in the
aforedescribed Condo:linium ca~~enant and aqree to abide by each and :
every provision of said beclaration of Condominium and Exhibits
attached thereto. Furchaser hereb}~ ratifies and confirms and approves
all. of the terms and ~rovisions of said Declaration .of Condominium
and E}:hibits - attached~ tt~ereto, and agrees tliat t2~e assessment under ~
the Property Oconers' Associa}ion documents referred to above and the
provisions thereof are reasonable, fair and eguitable, and said Pur-
chaser acknowledges and confirr?s that.th~ Decl.aration of Covenants
and Restrictions of the Property Owners' Association has encumbered
and irapressed a lien upon the Condominium parcel being conveyed ~to
Purchaser, as securii~y for his obliga~ions undcr ~he sa~1 Declara- ?
tion o= Covenants and ltestrictions of tne Property G.•:r~ei5' tissoc~~:.-
tion and said Purchaser assumes t}ie obligations as to the 1'roperty
Owners' Association as to his conctcr.tin-itim parcel. Purchaser confi~as
that all ~:arranties, representations and ii~ducements if an}?, are as
contained i:~ the aforesaid Declaration of Conclo:ninium and Exhibits
attachcd thereto, and the com,mon expenses and the sums due under the
Property Otaners' Association anc~ other charges are estir?ated only.
No t~•arranty or guaranty is rnade or intended, nor may one be relied

sa~.d Declaration o~ Condominium and the Exhibits attached thereto.
