1976, by DALE COLEAN, individually and as trustee, the owner ~

the following restrictions, reservations and protective cove- ,

1. Land Use and Buildin T e: No lot shall be used
except for resi ent~_al purposes: No welling shall be erected,
- altered, placed or permitted to remain on any lot other than
one, sinqle family residence having an attached garage. Each
dwelling shall have a livable floar space of not Zess than
2,000 square feet, exclusive of garages, and shall be set back
at least 45 feet from Lazy Hammock Lane and 15 feet from
side lot lines. All garages shall be of sufficient size-
to accomodate two automabiles.
-2. Fences and Walls: No fence or wall shall be erected
; or placed wit in 5 eet o Lazy Hammock Lane except for those .
sought to be erected on Lots 1, 8 snd 9 inclusive.
I 3. Nuisances: No noxious or ~ffensive activity shall
~ be carried on npon any lot, nor shall anything be done thereon

4. Out Structures: All outbuildings, including guest ~
houses, green ouses, storage sheds, and the like shall be of
attactive and harmonious design and appearance. No such out-
building shall be us~d on-any lot at any time as a residence,
- either temporary or perrnanent.
5. Livestock and Poultr : No animals, livestock or
poultry of any kind sha 1 be raised, bred o~ kept on any lot,
except that dogs, cats or other household pets may be kept, .
provided they are not kept, bred or maintained for any commer-
~ cial purpose. No more than two dogs shall be owned or kept by
~ any lot owner, and no pets shall be penned out of doors.
