THIS WARRANTY DEED, made the 3 Q~ day of April, A.
D. 1975 by BEN D. EMERSON, a single a u~t,-~ereinafter called
the Grantor, to ELLEN S. EI~RSON, as Trustee, whose post office
address is: 26 Cove Circle NRS, Stuart, Florida 33494, herein-

WITN~SSETH: That the Grantor, for and in consideration
of the sum of $10.00, and other valualale considerations, receipt
whereof is hereby acknowledged, hereby grants, bargains, sells,
aliens, remises, releases, conveys and confirms unto the Grantee, .

and 24, TWELVE OAKS ESTATES SUBDIVISION, according
to the plat thereof recorded in Plat Book 16, page 26,
public records of St. Lucie County, Florida:
Starting at the SE corner of the NE-1/4 of the SE-1/4
of Section 5, Tawnship 36 South, Range 40 East, St.
Lucie County, Florida, run North along the East sec-
tion line of said Section 5, a distance of 654.4 feet
to a point; thence run West a distance of 25 feet to
the point of beginning. From the point of beginninq
run North a distance of 7.65 feet to a point, thence
run Westerly on a bearing of North 89°53'42" West a
distance of 1294.76 feet to a point; thence run
Southerly~on a bearinq of South 0°Ol'30" West a dis-
i tance of 12.03 feet to a point; thence run Easterly
