The Board of Directors . - ~ of the Recreation Association may levy special assessments to cover annual expenses not adequately funded by the annual assessments. The Condominium Association shall pay such special assessment in full within thirty (30) days of notice thereof given by the Recreation Association or in such installments as the Recreation Association may require. 4. Use of Facilities. So long as the Condomin- ium Association keeps and perform the terms, covenants and conditions of this Membership Agreement, members of the tondominium Association shall have the non-exclusive right to use Recreational Area No. 1 described as Parcel 1 in Exhibit "8" and to be provided sewer service from the Sewage Treat~~ht Plant Site described as Parcel 2 in Exhibit "B", subject only to the Certificate of Incorporation and By-Laws, as amended of the Recreation Association and reasonable rules and regulations promulgated by the Recreation Associa- tion for the benefit of all such members of the Condominium I ~ Association in common with other persons from time to time ~ entitled to use the same. If additional recreational areas are hereafter acquired by the Recreation Association, includ- ing the proposed Recreation Area No. 2 described as Parcel 3 in Exhibit "B", members of the Condominium Association shall be entitled to use the facilities of such other areas in common with others subject to such terms and restrictions as -the Recreation Association and/or the grantor of such prop- erty may impose. 5. Rules and Regulations.
