6. Force Majeure. The Recreation Association
shall not be held liable for any failure or omission in the

ship Agreement if such performance is prevented by any act
of God, Federal, State or Municipal order, legislation or
regulation, embargo, fires, floods, strikes, wars.or shortage.

8. Covenants to Run With Land. All covenants,
conditions, provisions and agreements contained in this ;
Membership Agreement including the provisions of the Certi-
ficate of Incorporation and By-Laws of the Recreation Asso-
ciation, are and shall be construed as covenants running
with the land and shall be binding upon and inure to the
benefit of and be enforceable by the Recreation Association,
, its successors and assigns, and binding upon the Condominium
Association, its successors and assigns, and for the benefit ~
of its members. Unpaid annual and special assessments to
the Condominium Association from time to time assessed by
the Recreation Association shall constitute, and the Recrea-
tion Association is hereby granted, a lien upon the Condomin-
ium property and every Condominium Parcel for the amount of

such unpaid assessments which lien shall be enforceable by _
the Recreation Association in the manner set forth in Arti-
