GUARANTEES
1. R~FUND Purchaser may cancel this contract for any reason within 30 days irom the above
PROV1S10N date and received full re[und of all monies paid herein. In addition, within six r
mo~ths of above date, if this Contract is not in detault, the Purchaser may
personaliy take a company guided inspection of the area. and if not entirely
satisfied. he may at that time. on a form prnvided by the Seller, request and
receire a full refund of all monies paid herein.
2. NO H I DDFN COSTS Ail payments to the Seller are included in your down payment and monthly payments. ~

3. NO Cl_OS1NG COSTS There are no closing costs. Purchaser will pay only for documentary stamps and
cost of recording the deed.
4. EXCNANGE At any timc prior to the delivery of the deed, purchaser shall have the right to
PRIVILEGE exchange ar trade the above-described parcel toward the purchase of a~other avail-
able parcel of equal or greater price.
5. WARRANTY DEED- Upon pa~•mcnt in full, a warranty deed to }our property will be issued to you.

GENERAL CONDITIONS A

This Contract is subject to conditions. restrictions, limitations and easements of record, zoning, building, health, sewage ~
disposal and sanitatian regulatiuns and laws of thc State of Florida and all governmental agencies having jurisdiction thereof, t
and a reservation by prior ow•ners of all oil, gas and mineral rights. ;
Upun 14 days written notice, this Contract shall be in default if a payment remains unpaid for at least 60 days (if 10% or '
. Icss of this Contract has becn paid or at least 9Q days ( if more than 10°lo but less than 25% of this Contract has been i
~ paid), or at ieast 120 days (if more than 2S~'lo but Icss than SOr/o of this Contract has been paid), or at least 150 days (if `
more than SO% of this Contract has been paid). Payments shall be applied first to interest, then to principal.
ln the event of default, the Contract may be cancelled and in such event the payments thereby received shall be kept and '
rrtained by the Sellcr as liquidated damages. ~
Purchascr acknowledges that this property is not purchased with the present intent that it will become the purchaser's prin- ;

= If the Purchaser dces not receive the Property Repon as prescribed by the Office of Interstate Land Sales Registration in
~ advance of or at the time of his signing this Contract, then he may void this Contract. If the Purchaser receives the Property
~ Report as preuribed by the Office of Interstate Land Sales Registration less than 48 hours before he signs this Contract, ~
the Purchaser may revoke this Contract within 48 hours after signing it.
