11. That no waiver of any covenant herei~ or of the obUgation secured hereby shall at any time thereafte~ be held to be
a waiver ot the terms hereof or oi the note secured hereby.
12. That if the MoRgagors defauR in any of the covenants or ag~eements contained herein, or fn said note then the
MoRgagee may pe~fo~m the same. and all expenditures (including reasonable attorney's lees) made by the Mortgagee in so doing
shali draw interest at the rate of eight perceotum (8%) pe~ annum, and shall be ~epayable immediately and without demand by

34. This Mortgage shall securo not ony existing indebtedness. Dut also such tuture advances. whether such advances are
obtigatory or to be made at the option of the Mortgagee, or otherwise, as are made within tr~enty (ZO irom the date herc-
of. to the same extent as if such tuturo advances were made on the date of tha executior. t s ge. but such secured
indebtedness shall not exceed at any time the maximum_principal amount of s 3.500. . plus interest. and any ~

terest on such disbursements.
The covenants herein contained shall bind, and the benefits and advantages shall inurc to, the respective heirs, executors,
administrotors and assigns of the parties hereto. Whenever used, the singular number shall inctude the plural. the plural the singu-
lar, and the use of any gender shall include all genders.
