between MAURIC$ SNYDER, party of the first part. and DR. RICHARD

WITN~SSETH, that if the said party of the second part shall
firat make the payments and perform the covenants hereinafter
mentioned on its part to be made and performed. the said party ~
of the first part herebq covenant~ and agrees to conveq and as-
sure to th~ said party of the second part, in fee simple, clear
of all encumbrances whatever, by a good and sufficient warr~ty ,

The South 100 feet vf tiie following described property:
The east half (1/2) of the southeast quarter ~1/4) of the
southeast quarter (1/4) of the northeast quarter (1/4), lesa
the south 168 feet, also less the north 70.18 feet of the
east~ 132.5 feet of the west 157.5 feet, also Iess the east
35 feet of the north 492 feet, and also less the west 25 .
feet thereof, Section 17, Township 35 South, Range 40 East,
St, Lucie County, Florida. ~
and the said party of the second part hereby covenants and agrees
to pay the said party of the first part the sum of Thirtq-five
Thousand Dollars and no/100 ($35,000.00), Iess a down payment of
Te~ Thousand Dollars ($l0,OQ0.00) for a balance of 1~ientq-five
Thousand Dollars ($25,000.00)j together with interest from date
at the rate of 99'o per annum, said principal and interest being
papable as follows, to wit:
$253.57 per month, which includes interest, on the 2nd day
of September, 1976, and $253.57 on the 2nd daq of each suc-
ceeding _month thereafter for a period of 15 years, 180 pay-
ments total. Each payment shall be first applied to the
unpaid interest and then to the principal. The privilege
of prepayment on any sum of principal is granted without
penalty. The 180th paqment shall be $ 252_~g
of dollars.
Insurance and taxes for the year 1976 shall be pro-rated
as of the 2nd day of August, 1976, and determined when the
tax-bills come out on November 1, 1976.
In the event this contract is assigned without the written
consent of the parties of the first part, then the full
unpaid balance of the obligation referred to above shall
be due and payable, at the option of the party of the
first part.
