AND the party of the second part hereby further covenanta and agrees to pay promptlq when due~the principal and interest and other sume of money provided for in thie Agreement; to pay all and singular the taxes, assessments, levies, lfabilities, obligations, and encumbrances of every nature on said property; to permit, commit or suffer~no waste, impairmen't or deteriaration of said land or the improv~ents thereon at any time; to keep the - buildings now or hereafter on said land fullq insured in a sum not less than the amount remaining from time to time unpaid in a company or companies acceptable~to the party of the first part, _the policy or policies to be he2d by, and paqable to, said party ; _ I ...of the first part. and in the event any sum of money becomes paq- able by virtue of such insurance, the,party of the first part ~ shall have the right to receive and apply the same to the indebted-~ ~ ness hereby secured, accounting to the parties of the second parC for any surplus, to pay all costs, charges and expenses, including lawyer's fees and title searches, reasonably incurred or paid by the party of the firs~ part because of the failure of the party of the second part to promptlq and fullq comply with the agreeme~nts, stipulations, conditions and covenants of this Agreement; to per- ~ form, complq with and abide by each and every the agreeme~nts,~ stipulations, conditions and covenants set forth in this Agreement. - In the event the party of the second part fails to pay when due any tax, assessment, insurance premium or other sum of money pay- able by virtue of this Agreemen~_, _the party of the first part may pay the same, without waiving or affecting the option to foreclose or any other right hereunder, and aIl such payments shall bear interest from datethereof at the highest lawful rate then allowed by the laws of the State of Florida.
