2. Th~-!Nott~a~ee may, at his option. and without waivin~ his ri~ht to acceleraCe the indebtednes: fiereby
secured and to [oreclose the same, pay eithe~ before ot after delinqc~ency any ot all of those certain obli~ations
reqwred by the tenus hereof to be paid by the Mort~asot (ot the protection of the mcxt~a~e secucity ot for the col-
lection of the indebtedness he~eby secuced. All sums so advanced ot pa~d by the 1Aortta~ee shsll be cha~~ed into
the mortta~e account and become an intepal part theteof. subject in ali respects to the terms. cond~tions. and
covenants ot tht afcxesaid promissoty not~. and this nwn~a~e. as fully and to the same extent as thou~h a part
of the ori~inal indebtedness evidenced by said nots and secured by tbis mort~a~e. esceptin~ howevet. that said
sums shsli be repaid the Mort~a~ee fotthwith upon its demand aed be in addition to tbe re~ulu nanthlr install-
ments provided by the mott~a~e note.

4. To the extent o( the indebtedness ot the Monq~or to the Mort~a=ea described herein or secnred heteby.
the Mott~ssee is hereby su~o~ated to the lien or liens and w the tifht: of the owners and holders thereof of euh
and every mort=a~e, liea ot other incumbrance o~ the land described berein which is paid and!or sstisGed. in
whole oi in part, out of the proceeds of the loan described herein ot secuced herebp, and the respective liees of

other than the Mort~a~or. the 1~lott~a~ee may, without notice to the Mortsa~or. deal with such successor or suc-
cessors in interest with ~eference to this deed and tfie debt he~eby secnred. in the same manner ss .uitb the Mort-
~a~or without in any way vit~atin~ or dischat~in~ the Mort~asot's liability heteu~et or upon the debt heteby
secured. No sale of the premises hereby mon~a~ed and no (abearance on the part ot the Moresa~ee. and no ea-
tension of the time tor the payment of the debt hereby secured ~iven by t6e Mon~a~ee shall operate to release.

ness. however evidenced. whether by said promissory note a any renewal or e~tension thereof or snbstitute thete-
