2. Thel~loT~a`ee may, at his option, and without waivint his ti~ht to accelerate the indebtedness heteby
secured and to foreclase the same, pay either before or after delinquency any or all of those cettain obii~ations
required by the tenns hereof to be paid by the Mort~a~or for the protection of the mc~rtas~e security or for the col•
lection of the indebtedness hereby secuted. All sums so advsnced ot paid by the ~tort~a~ee shall be charted into ~
the mottea~e account aoJ become an ihte`ral part theteof, subject in all respects to the terms. conditions. and . ~
covenants of the aforesaid prom~ssory note, and this mott~a~e. as fully and to the same extent as thou~h a put ~
of the ori`inal indebtedness evidenced by said note and secured by this mortraae..exceptin~ ho~vever. that said ti
sums shall be tepaid the Alorteagee forthwith upon its demand snd be in addition to the reaulu monihly install- ;

3. That the abstract or absuacts of title covarin~ the mortsa~ed property shall at all times. dutin~ the life
of this mortgage. remain in possession of the Mortsaaee and in event of thc foreclosure of this mort~a~e or other
transfer of title to ~he mortga~ed property in extin~uishment ot the indebtedness secured hereby, all ti~ht. title
and ~nterest of the MortEasor in aad to any such abst~acts of•title ahall pass to the purchaser or irantee.
4. To the eztent of the indebtedness of the Mort~a~ot to the Mott~a~ee desctibed hecein or secured hereby.
the Mott`a~ee is hereby subroaated to-the lien or liens and to the ri~hts of the owners and holders taeraot oi each

~a`ee by separate deed of assi6nment. notwithsunding the fact that the same may be eatisfied and cancelled of ~
record. it being the intention of the parties hereto that the same will be satisfied and cancelled of tecord by the *

S. In the event the ownership of the mortsa6ed premises. ot any part thereot. becomes vested in a petson
other than the Mortaa`o~, the ~tort`a~ee may. without notice to the Mortga`or. deal with such successor or suc-
~cessors in interest with reference to this deed and the debt heteby secured. in the same manner as with the Mort-
~a~ot without in any way vitiating or discharaina the Mortaasoc's liability hereunder or upon the debt hereby
secured. No sale of the premises hereby mott~aaed and no forbestance on the put of the Mott`a~ee. and no ex-
tension of the time for the payment ot the debt heteby secured siven by the Mort6a6ee shall operate to release.
discharse. modify. chanse or atfect the ori~inal liability of the Mort~a~ot herein either in whole ot in put.
6. The lien of this deed secutes and shall continue to secure payment of said indebtedness or indebted-
''i ness. however evidenced, whether by said promissory note ot any renewal or extension thereof or substitute there- -
tot. or otherwise. until all such indebtedness shall have been tutly paid. {
