20. A'd~aweal ot Reat~ Appointo~eet of Receiver. As additional security hereunder. Borrower hereby assigns to
Lender the re~ts of the Propeny, provided that Borrower shall, prior to accekration under puagraph 18 hereof w abandon-
me~t of the Proptrty, have the right to collect and rctain such rcntt a~ tbey become due aud payabk•
Upon acceleration under paragraph 18 hereof or abar~donment of the Property, L.ender shall be entitkd to have a
receiver appointod by a court to enter upon. take possession of and manage the Property and to collect the rents of ihe
Property~ including those past due. All rents collectod by the roceiver shall be applied first to payment of the costs of
management of the Property and collection of rents, including, but not limited to. rcceiver
s ftes, premiums on receiver i
bonds and reuo~?abk attorney's fees, and then to the sums secured by this Mortgage. The receiver shall be liable to account
only for those rents actwlly reoeived.
21. Frlnre Advaaces. Upon rcquest by Borrower, Lendtr, at Lender's option within twenty yeus from the date of this
Mortgage, may make Future Advances to BoROwer. Such Future Advances, with interest thercon. shall be secured by this
