I.ende~ the rents ot the Property, providai that Bomower shall, ptior to acceleration under paragraph 18 heteof or abandoa-
rmnt of the Property, have the right to culkct and retain such rents as t~ey become due and payable.
Upon acceleration under paragraph 18 hercof or abandonment of the Propetty. L~ender shall be e~tided to have a
receiver appointod by a court to enter upon. take possession of and mai~age the Property and to collect the rents of the
Property, including thoae past due. All rcnts collected by the recerver shall t~e appliod first to payment of the costs of
management o[ the Property and collection of rents, incluciipg~ Mtt, not limited to, receiveri fees, premiums on receiver's
he>nds and reasonabk attomey's [ees. and then to the sums sa:ured by this Mortgage. The roceiver shall be liable to account
only for those rents actually received.
21. Fotore Ad~ances. Upon request by Borrowcr, [.ender, at 1_ender s option within twenty years from the date of this
Mortgage. may make Futuro Advances to Borrower. Such Future Adva~ces, with interest ihercon, shall be socured by this

23. Attorney's Fees. As used in this Mortgage and ~n the Note. "attorncy's fees° shall include attomey's fces, if any,
whic:h may be awuded by an appellate court.
