estate in any instance where she may think it necessary and proper,-
and to secure the same by mortgage, trust deed, or other form of security

If A~NES WINANT fails to survive me or if she fails to qualify as
Executrix, I appoint her oldest child as Executor of this my Last Will

and Testament with the same rights and privileges as she would have had ;
if she had survived me .
