20. AssiRament oi Rents; Appointa~eat o[ Receiver. As additional security hereunde~, Borrower hereby assigns to
~ender the rents of the Property. provided that Borrower shaU, prior to acceleration urtder paragrapk 18 hereof or abandon-
ment of the Propcrty. have the right ta rnllect and retain such rcnts as they berome due and payable.
Upon acceleration under paragraph 18 hereof or abandonment of the Property, lxnder shall be entitled to have a :
receiver appointed by a co4K to enter upon, take pouession of and manage the Property and to cotlect the rents of the
Propeny, including those past due. All rents cotlected by the receive~ shall be applied Bnt to payment of the costs of
management of the Propeny and collection of rents, including, but no~ limited to, receiver's fees, premiums on receiver's
bonds and reasonable attorney's fees, and then to the sums secured by this Mortgage. Tht receiver shall be liable to a~count
only for those rents actually received.
21. Future Advancts. Upon rcquest by Borrow•er. Lender. at Lender's option within twenty years from the date of this
Mortgage, may make Future Advances to Borrower. Such Future Advances, with interest thereon, shall be securecl by ihis ~
Mortgage when evidenced by promissory notes stating that said notes are secured hereby. At no time shall the principal
amount of the indebtedness secu~ed by this Mortgage. not including sums advanced in accordance herewith to protect the
security of this Morigage. exceed the original amount of ihe Note plus USS. .2~., Q00•.00
22. RNeue. Upon payment o[ all sums secured by this Mortgage, Lender shaN retease this Mortgage without charge
to Borrower. Borrower shaU pay all costs of recordation, if a~y. '
23. Attornty's Fees. As used in this Martgage and in the Note. "attorncy's fe~' shall include attorncy's fees, if any,
which may be awazded by an appellate court.
