If th ot e t al amount realized on said sale exceeds the total of the sums required to be paid by the preceding paragraph of this judgment, the Clerk shall disburse the surplus as this Court shall hereafter direct by its further order; and if the total amounts realized shall not be sufficient to pay all such sums, the . Clerk shall first pay those amounts specified by sub-para_qraph a. of the preceding paragraph and shall pay the balance to the plaintiff. 10. Upon the confirmation of the aforesaid saZe, whether . by the Clerk filing a certificate of title herein, or by order of the Court ruling upon objections to said sale, the defendants and any of them, since the cor.unencement of this suit, are forever barred and foreclosed of and from any equity of redemption an-d any right, title, interest, claim or demand of any kind or nature what- . j soever, in and to the above described property, and the purchaser at the aforesaid sale, his successors, representatives or assigns, v shall be let into possession of the premises so conveyend. 11. The court retains jurisdiction of this cause for the enforcement of this judgment and for such further order as may be required in the premises.
