This is a"WRAP AROUND" mortgage which includes an existing first `
mortgagz from Indian River Gardens, Inc. to Winton J. Roschach ~
dated April 22, 1974 and_recorded in 0. R. Book 226, page 2279 of
the putslic records of St. Lucie County, Florida, with a remaining ~
I rincipal balance as of October 26, 1976 in the amount of ~
~$26,482.86, and further includes an existing second mortgage from
Eugene C. Sutton and Joan L. Sutton, his wife, to Indian River
Gardens, Inc. dated April 30, 1974 and recorded in 0. R. Book 226,
page 2586 of the public records of St. Lucie County, Florida, with
a remaining principal balance of $27,638.69.
The holder of this purchase money third mortgage agrees to make the
payments as called for on the above said first and second mortgages,
and upon the paqing off in full of the second mortgage to Indian
River Gardens, Inc. on April 30, 1979 and obtaining and recording
the Satisfaction of said second mortgage, this purchase money third
mortgage at that time shall then become a second mortgage in
position of priority, and the mortgagors herein shall ass~e the
existing first mortgage to Winton J. Roschach as described above,
~ making the $200 monthly payments as called for in the said ~rtgage ~
to Winton J. Roschach, and the monthly payments on this third ~
mortgage shall then be reduced by $200 resulting in a monthly pay-
ment of $324.20 per month, including principal and interest on the
