20. Assi~a~aeat ot Rents; Appoimmeat ot Recei~•er. As additional ucurity hereunder, Borrowcr hereby assigns to -
Lender the rents ot the Property. provided that Borrower shall, prior tu acceleration under paragraph 18 hereof or abandon-
ment of the Property. have the right to collect and retain suc~i rents as they become due and payable.
Upon acceleration under paragraph 18 hercof or abandonment of the Propeny, Londer shall be entitled to have a
receiver appointed by a co?~rt to enter upon, take possession of and manage the Property and to collect the rents of the
Pruperty, includi~g those past due. All re~ts collected by the receiver shall be applied fint to payment ot the costs of
management of the Property a~d collection of rents, including, but not I~mited to, recei~er's fees, premiums on receiver i
lwnJs and reasonable attorney's fees, and then to the sums secureci b}• this Mortgage. The rcceiver shall t+e liable to account
only for those renu actuaUy received,
21. Future Advancea. Upon rcquest by Borrower, l.ender, a~ Lender's option within twenty years from the date of this
Mortgage. may make Future Advances to &~rrower. Such Future AJvances, with interest thercon, shall be secured by this
Mortgage when evide~ced by promissory notes stating that said notes are secured hertby. At no time shall the principal
amount of the indebtedness secured by this Mor~gage, not inctuding sums advanced in accorda~ce herewith to protect the
security of this Morigage, exceed the original amount of thc Note plus USS-.~3.~SQD...OQ
22. Rekase. Upon payment of all sums secured by this Mortgage, Lender shall release this Mortgage without chuge
to Borruwer. Borrowe~ shatl pay all eosts of recordation, if any.
23. Attorney's Fees. As uscd in this Mortgage and in the Nvte, "attomey's fees" shall ~nclude attorney's fees, if any,
which may be awarded by an appellate couh. -
