THIS MORTGAGE DEED, Made this ~ day of November , 1976 , by
WALLACE W. KRAMER, a single man
hereinafter called the mortgagors, to RUTH MARGARET ATCHISON HANKIN, formerly
known as Ruth H. Kramer, also formerly known as Ruth A. Kramer ~
hereinafter called the mortgagees, which terms, mortgagors and mortgagees, shall, wherever
hereinafter used, be construed to refer to and include the heirs, legal representatives, succes-
sors and assigns of said parties,
WITNESSETH: Tfiat said mortgagors, for and in consideration of the aggregate sum
named in the promissory notes hereinafter described, and other valuable considerations,
receipt whereof is hereby acknowledged, do hereby grant, bargain, sell, alien, remise, release,
convey and confirm unto the said mortgagees, in fee simple, all those certain lands, of which
said mortg~gun are now seized and possessed, situate, lying and being in the County of
st . Lucie and State of Florida, descrIbed as follows:

- TO HAVE AND TO HOLD the same, together with the tenements, hereditaments and
appurtenances, unto mortgagees, in fee simple.
~ AND the mortgagors do hereby covenant with the mortgagees that they are indefeasibly
seized of said lands in fee simple and have full power and lav~rful right to convey said lands
in fee simple as aforesaid; that it shall be lawful for the mortgagees at all times peaceably
and quietly to enter upon, hold, occupy and enjoy said lands; that said lands are free from all
encumbrances; that they will make such further assurances to perfect the fee simple title to
said lands in the mortgagees as may reasonably be required; and that they do hereby fully
wanant the title to said lands and will defend the same against the lawful claims of all persons
whomsoever. •
