Borrower and Lendcr further oovenant and agroe as follows: A. A~ts. Bonowec shall promptly pay. when due. al! assessments imposed by the Owaers Aswciation or othcr governing body of the Condominium Project (herein "Owners Association'~ pursuant to the provisions of the dectaratian, by-laws. code of ngulations oc other constitue~t document of the Condominium Project. - B. H~sql I~ra~ce. So long as the Owners Association maintains a"master" or "blanket" poGcy on the Condominium Project which providcs insurance coverage against fire, hazards included within the teim "extended coverage;' aad such other hazards as Lender may rcquire, and~in such amounts and for such periods as Lender may require. then: . -(i) Lender waives tha provision ia Uniform Covenant 2 for the mont~ily paymeat to Lender of ono-tweifth of the prcmium installments for hazacd insurance oa the Property; - . (ii) Bomower's obligation under Uaiform Covenant S to maintain hazard insurance coverage on~ the Property is deemed satisfied; snd ~ _ . - - - - _ _ _ _ _ _ - - _ _ - . (iii) the provisions in Un~orm Covenant S regarding application of hazard inswanee proceeds shall be superseded by any provisions of the declaratioa. by-laws, code of regulatiqns or other constituent document of the Condominium Project or of applicable law to the extent necessary to avoid a conflict between such pmvisions and the provisions of Uniform Covenant S. For any period of time during which such hazard insurance coverage is not maintained, the immediately proceding seatenco shall bt damed to hav~ ao force or effect. Borrower shall give i.ender pmmpt notice of any lapse in such hazard insurance coverage. In the event of a distribution of hazard insurar~ce procoeds in lieu of restoration or repair following a loss ta the Property, whether to the unit or to common ekme~ts, any such proceeds payable to Borrower are hereby assigned and shali be paid w l.cn~r [or application to the sums sccured by the security instrumeat, with the exeess, if any, paid fo-Borrower. . C. Lender's P~ior Co~at. Borrower shall not, except after notice~ ~ r and with Lender's prior writtaa -consent, paztition or subdivide the Property or consent ta (i) the abandonment or termiaation of the Condominium Projoct, except for abandonment or termination . provided by law in the case of substantial destruction by fire or other casualty or in the case of a taking by condemnation . i or emirnnt domain; ! .
