convey said land ~n fee simple as aforesaid; that it shall be lawful for the ~lortgagee at all time, peaceably and
quietly to enter upon, hold, occupy and enjoy said land: that sa~d land is free from all -ncumbrances except as
may be herein described; that the Mort~ugor v?i11 make such fucther assurances to petfect the fee simple title to
said land in the Mottga`ee as may reasonably be required; and that the Mort~agor hereby fully wartants the title
