MORTGAGE MODIFICATION AGREEMENT/pARTIAL RELEASE
WHEREAS, LEON D. MILLER, M. A. RAMSEY, and PHILLIP P.
ZIPES are the owners and holders of those certain mortgages
and promissory notes secured thereby described as:
That certain mortgaqe deed dated September 24,
1976, executed by Peter C. Smith, as Mortgagor,
to Leon D. Miller, M. A. Ramsey and Phillip P.
Zipes, as Mortqagees, re~orded in O.R. Book 257
at page 2693, public records of St. Lucie County,
Florida, securing three promissory notes as des-
cribed therein in the oriqinal aggregate principal
amount of $16,750.00;
That certain mortgage deed dated September 24,
1976, executed by Peter C. Smith, as Mortgagor,
to Leon D. Miller, M. A. Ramsey and Phillip P.
2ipes, as Mortgagees, recorded in O.R. Book 257
at page 2688, securing three promissory notes
as described therein in the original aggreqate
principal amount of $9,900.00; and
WHERE.AS, the Mortgagor, in connection with the acqui-
sition of certain adjacent property from Mortgagees, has
granted to Mortgagees a mortgage lien on said adjacent
lands, said mortgage having been delivered concurrently
with the delivery of this instrument and said mortgage en-
cumbering the following described property in St. Lucie
County, Florida, to-wit:
From the Northwest corner of the Northeast quarter
of Section 27, Township 35 South, Ranqe 40 East, run
West along the North line of Section 27, a distance
of Z52 feet to the Easterly riqht-of-way line of
U.S. Highway No. 1; thence run South along said
riqht-of-way line a distance of 850.25 feet to a
point; thence run East parallel to the North line
of Section 27, a distance of 250 feet to a point
of beginninq; thence continue East parallel to the -
~ North line of Section 27, a distance of 150 feet i
, to a point; thence run North parallel to the East ~
line of U.S. Hiqhway No. 1 a distance of 100 feet ~
to a point; thence run West parallel to the North i
line of Section 27, a distance of 150 feet to a
~ point; thence run South parallel to the East line .
of U.S. Highway No. 1 100 feet more or less to the
