TSIRD: All the rest, residue and remainder of my estate
both real and personal, of whatsoever the same may consist
and wheresoever situated, includinq any legacy, devise or be- -
quest which may for any reason lapse or fail to take effect,

A. If my said sister, IRENE B. SPEZZANO, survives
me, then I give, devise and bequeath my residuary estate to

the benefit of my said sister in accordance with the provi-
