and F1RST FEDERAL SAVINGS AND LOAN ASSOCIATION OF MARTIN COUNTY.
The follow~ing are additional covenants under the above reterenced mortgage:
24. It forectosure proceedings ot any second mortgage or second trust deed or a~y junior lien of any
kind should be instituted, the A.ssociation may at its option, immediately or thereatter declare this
mortgage and the indebtedness aecured hereby due and payable. .
25. To the extent of the indebtedness of the Mortgagors to the Association de~cribed herein or aecured ~
hereby. the Association ia hereby subrogated to the liea or Ueas and to the rights ot the owners
and holders thereot of each and every mortgage, Uen or other encumbrance ori the land described
herein which is paid and (or) satis&ed, in whole or in part, out of the procecda of tbe ban described ;
herein or secured hereby, and the r~spective liens of said mortgages, liens or other encumbrances ~
shall p~ss to and be held by the Association herein as aecurity for the indebtedness to the Aseo-
ciation herein described or hereby secured, to the aame eztent that it would have been preserved
and v?~ould have been passed to and been held by the Aasociation had it been duly and regularly
sssig~ed, transferred. set over and delivered unto the Aseociation by separate deed of assignment,
nota~ithstanding the fact that the s~ame may be astia5ed and caneelled of record, it b~ing the iaten-
~ tion of the partiea hereto that the aame wiU be sitis&ed and cancelled oi record by the holders
thereof at or about the time of the recording ot this mortgage.
26. Thst in the event that this mortgage be given to aecure a constnictaon loan. failure on the part of
the Mortgagors or their oontractors to oomplete eaid buildi~g in aocordance with Constructian
Lo~n Agreement~ oE even date herewith. or to build said conatruction in aocordanoe arith plans
and specifications 51ed with the As~ociation, shall oonstitute a breach of this mortgsge, and, at the
option of th~ Association. imrnediately mature the entire a~nwunt of principal and interest hereby #
secured and the Association may iminediately institute proceedings to foreclose this mortgage. ~
