WH$REAS, W. H. DULMAGB and EVE DULMAGE, his Wife, FRANK COLLIE 1

and LAURA COLLIE, his Wife, are the ownera of certain lande located
in St. Lucie County, Florida, which lands are deacribed in Exhibit
"A" attached hereto and
WHEREAS, W. H. DULMAGE and EVE DULMAGE, hia Wife, FRANK COLLIE
and LAURA COLLIE, his Wife, hereinafter called the Developers, are
aTeveloping said lands and are desirous of placinq from time to time
certain covenants and restrictions upon their use and to cause said
Covenants and Restrictions to benefit, burden and run with the afore-
said lands;
NOW THEREFORE, for and in consideration of the premiaes and for
other good and valuable considerations, the said Developers do here-
by for themselves and their succegsors and assigns restrict the use
as hereinafter provided, of the property described in Exhibit "A"
attached hereto, which is hereinafter described as the "Property"
and does hereby place upon said Property certain covenants and re-

` 1. Property Owners' Association
l. The awner of any parcel or lot, or other fee interest
in the Property shall, upon the acquisition of said interest, become
a member of ST. LUCIE PINES PROPERTY OWNERS' ASSOCIATION, INC., a
Florida non-profit corporation, and said member and his ownership
, interest shall be subject to terms and conditions of the Articles of
~ Incorporation and By-Laws of said Property Owners' Associa tion as well
~ as to these Covenants and Restrictions and other documents of record.

Owners' Association may create a lien against his ownership interest
which lien may be enforced as hereinafter provided in Article III,
