General Protective Covenanta and Restrictions In order to conserve the natural beauty of the Property, to insure its best use and most appropriate development, and to prevent the erection of poorly desiqned or conetructed improvem~nts, the entire area of the Property shall be subject to the follo~ing protective covenants and restrictions hereinafter referred to ae the General Covenants: 1. No lot or parcel shall be used except for residential purposes. No houae or dwelling unit buildinq shall be erected, al- tered, placed or permitted to remain on am lot other than one de- tached sinqle-family dwellinq not to exceed two stories in heiqht. A lot, parcel or premises sl~all be defined for pur- poses herein as a parcel of land in co~a~non awnership of 5 acres or L less, with a house or dwelling unit pexmitted to be constructed there- on based on the minimum requirements of the Building and Zoning Code of St. Lucie County, Florida. 2. No house or the dwelling unit shall be constructed on the premises which measures less than 1200 square f~et exclusive of ; outbuildings, garage, carport, patio, porches, balconies and over- hangs. All setback requirements shail be as prescribed by the Building and Zoning Code of St. Lucie County, Florida. ~ j 3 i 3. No noxious or offensive activity shall be carried on ~ k ~ ; upon any portion of the Property, nor shall anything be done thereon ' { ; that may be or become a nuisance or annoyance to the neighborhood. - ~ ~ 4. Easements for the creation, construction, reconstruction, ~ maintenance and repair of canals, waterways, drainage structures, roads, s ! ~ rights-of-way, installation and maintenance of utilities, supply and ~ P ~ transmission lines, drainaqe ~acilities, and any other structuze of ; ~ improvement are reserved to Property Owners' Association by easement ~ ; deed of the Developer heretofore recorded in the Public Records of ~ ~ St. Lucie County, Florida, throuqh all areas of the Property except ~ those covered by buildings or driveways.
