address as they may hereafter furnish in writing to the other party. Notice ~

or demands so given shall be sufficient for any purpose under this Agreement. ;
~ 12. The parties acknowledge that notice of default as required ;

' in Paragraph 10 hereof shall not be delivered by the Seller to the Purchaser i
. until payments as required hereunder shall have been dR~ayed or not made :

; within thirty (30).days of the due date thereof in the first year of this '

Contract; within forty-five (45) days in the second year of this Contract;

within sixty (60) days in the third year of this Contract; and within

~ seventy-five (75) days in the fourth and final year of this Contract. ;

13. .Seller acknowledges that Allo Realtq, Inc. was the agent '

~ in their behalf in securing the Purchaser to this Agreement, and in connection ;
~ therewith agree to pay for said services the swn of ONE THOUSAND SIR HUNDRED ~

,($1,600.00) DOLLARS. In the event that the net proceeds due the Seller at ~
~ the time of the closing shall not amount to the total of $1,600.00, then ;

any deficiency thereof shall be payable to the safd Allo Realty, Inc. at ~
~ the rate of ONE HUNDRED ($100.00) DOLLARS per month commencing 30 days after i

` the said closing.. Said balance of indebtedness shall be secured and

evidenced by a promissory note payable from the Seller to Allo Realty, Inc
` and shall be non-interest bearing unless the same shall be in default, where-
upon interest shall then accrue on any unpaid balance et the rate of 8-3/4 ~
percent per annum. ~
