The Mortgagor agrees and covenants lo pay all taxes and special assesaments against the property and agrees to pay all taxes levied under the laws of this State on the indebtednesa secured hereby. Mo~tgagor [urther covenants and agrees that he will at all times ~ ~ ~~ntil the release of this mortgage keep in force a policy of insurance on that portion of the mortQaged property which is in,urable ~ ~ ~•uvering loss and damage by fire and the other casualtiea covered by lhe uwal comprehensive cssualty insurance policy. In the eveot of loss, MortgaQor shall ~ive immediate notice by mail to the Mortgagee, who will malce proof of loss if not made promptly by the Mortgagw. and each insurance company concemed 'u hereby authorized ~ and directed to make payment for auch loss directly to the Mortgagee instead of to the MortQagee and Mortgagw jointly but, in the ~~Pnt any payment is made jointly, MortQagor hereby authorizes Mortgagee to endorse his name on any check. draft or money order ~ :~s his attarney-in•fact. Upon payment for bss, the Mortgagee may at his sole option apply such proceeds to reduce the balance ~~f the indebtedness, or to restorc the mortgage property. [n the event Mortgagor shall ne~lect or retuse tn obtain ssid insu?ance or pay any ta:es when due, then the Mortgagee may al his sole option obtain such insurance or pay all wch taxes or both, and all ,ums expended therefor are hereby aecured by this mortgage and shall be due immedialety from Mort~agor to Mortgagee with interesl at the rate of 10~6 per annum from the date ot payment by the Mortgagee until paid.
